Workplace

Office fit-outin Northern Ireland.

Workplaces for professional-services firms and corporate occupiers, designed around how your people work and finished with joinery made in our own workshop.

For a law firm, accountancy practice or consultancy, the office has to impress clients, help people concentrate and give teams space to work together. It usually has to be finished by a fixed date, while the business keeps running.

Who it's for

  • Corporate headquarters and regional offices
  • Landlords and agents preparing space to let (Cat A)

We handle office fit-outs from early space planning through to the final snag. Because our joinery is made in our own workshop in Downpatrick, reception desks, meeting-room furniture, tea points and wall panelling are built to the exact size and finish of your space, and we control the timing.

Joinery that fits exactly, because we make it

Off-the-shelf furniture rarely fits an older building or an awkward floorplate. Our workshop makes reception desks, boardroom tables, storage walls, acoustic panelling and tea points to the millimetre, in the veneers, laminates and solid surfaces you choose.

Making it ourselves means fewer suppliers to chase, faster changes when a detail needs adjusting, and one team accountable for quality.

More about how we work

Office fit-out questions

How long does an office fit-out take?

It depends on the size of the space and how much is changing. As a guide, a refurbishment of a single floor of around 5,000 sq ft usually takes 6 to 10 weeks on site, after design and approvals. We give you a programme with the quotation and keep it updated weekly.

What is the difference between Cat A and Cat B fit-out?

A Cat A fit-out is the landlord's basic finish: raised floors, suspended ceilings, lighting, heating and toilets. A Cat B fit-out turns that shell into your workplace, with partitions, meeting rooms, reception, kitchens, joinery, furniture and branding. Most of our office work is Cat B, and we also carry out Cat A refurbishments for landlords. Read our guide to Cat A and Cat B.

Can you work while our staff are still in the building?

Yes. We regularly phase work floor by floor or zone by zone, and carry out noisy or disruptive work in the evenings and at weekends so your business keeps running.

Do you handle electrics, data, heating and building control?

We manage the full fit-out, including mechanical and electrical work, data cabling, fire alarms and building control approval, using trusted specialist subcontractors under our supervision.

How much does an office fit-out cost in Northern Ireland?

Costs vary with the specification, the condition of the building and how much bespoke joinery is involved. As a broad guide, office fit-outs typically range from £XX to £XX per sq ft. After a site visit we provide a fixed, itemised quotation so there are no surprises.
